109 S. Carroll is a 7,460 sq ft. building at the front door of The Foundry District. It was acquired at the end of 2022 from aa seller that had owned the property since the early 1970's and was retiring from his flooring business which he ran out of the property.
The Foundry has transformed over five acres and several mid-century industrial buildings. It is anchored by the renowned Inspiration Alley, named one of the "Outdoor Art Experiences" in the United States by Forbes, with over 70+ pieces of fine art to be enjoyed every day.
This district differentiates itself from nearby traditional retail shopping centers such as Left Bank , The Shops at So7, Crockett Row at West 7th, Montgomery Plaza and Museum Place. 109 S. Carroll will be redeveloped to capitalize on what The Foundry has started.
In addition, the area has a vibrant residential component including new multifamily and condominium development which will allow our new tenants to thrive.
The intent was to remodel, release and resell but due to strategic location next to owner that was acquiring property in the area, Gideon decided to sell at 2x rate in about 6 months.
